Onboarding Roadmap
Below are the next steps for getting started with AVR
Operating a short term rental has a lot of moving parts, so this checklist can appear daunting, but the more thorough we are at the beginning the better the property will run as a rental.
1. Execute management agreement, including IRS W-9 and banking information for ACH direct deposit of rental income.
2. Obtain a homeowner’s insurance policy that covers short term rentals. This can be either a specialized Short Term Rental (STR) policy or a conventional policy with a STR rider. Minimum coverage is described in the management agreement; add property manager as additional insured. Short term rental insurance issues are tricky and SVR is happy to discuss them with you.

3. Electronics package ordered and installed
4. Linens ordered and installed
Note I understand you already have lots of linens. I can certainly work with what you have. For short term rentals I recommend “triple sheeting;” here is a link to a brief video that describes the triple sheeting system I use. Let’s talk about triple sheeting and the linens you have on hand and how I will deploy them for ongoing use.
5. Supply closet organized
6. Order professional photographs
Our linens calculator can help you calculate what you need for your property.
