Your short-term rental is a business and like all businesses, you are exposed to risk. If a housekeeper falls off a stepladder, she’s coming after you to cover hospital and recouperation costs.

Atlanta Vacation Rentals (AVR) carries workers compensation insurance for the workers we manage. Our insurance coverage is detailed in our start-up package.

The four types of STR insurance:

  1. Homeowner’s Insurance -- Typical homeowner's policies do not cover short-term rentals. You'll need host liability insurance or an STR rider, which covers the costs if someone in the rental gets hurt or if there is a theft or fire. For non-live-in properties, you will need Rental Property Insurance.
  2. Airbnb Insurance – Airbnb covers up to $3 million in host damages and up to $1 million in host liability..
  3. Non-Airbnb Insurance – Platforms like VRBO and Booking.com offer no insurance. AVR carries supplemental coverage for guest-caused damages up to $5 million for non-Airbnb reservations.
  4. Business Liability Insurance – AVR carries workers compensation and general liability insurance to cover the housecleaners and other vendors we hire to maintain your property. AVR is unique in the risk protection we provide to our property owners.

If a reservation is charged to a bad or stolen credit card, Airbnb will protect you, but other channels, may put the responsibility on you.

AVR protects against fraud:

  • Guest Identity Verification – Non-Airbnb guests are verified using photo ID biometrics, plus email and phone validation.
  • Damage waivers – Non-Airbnb guests pay a non-refundable waiver fee, which covers $500 in guest-caused damage
  • Short-term rental agreement – Non-Airbnb guests sign a legally-binding AVR rental agreement to further protect the owner.

  • Remotely-programed door locks – The last four digits of the guest's phone are transmitted at check-in and removed at check-out. This simplifies check-in and enhances security.
  • Noise monitoring – Sensors monitor party noise and count occupancy by sensing cell phones.
  • Smoking detection – Sensors detect and report cigarette and marijuana smoke.
  • Motion detector – We monitor for people when the property when it should be vacant.
  • Outside video cameras – We record of every person and animal on the property at each external door.
